Land Use:

Building:
  • Building on this parcel would be difficult, possibly even impossible. The main issue is likely the requirement to install a septic system due to its closeness to the river. Only half an acre on the north side is available, which would need the septic system to be placed sufficiently far from the river to comply with setback rules. Moreover, the flood zone adds significant development challenges. Buyers should conduct their own due diligence.
Camping:
  • Enjoy weekend camping or park an RV short-term under wide open skies, perfect for stargazing, holiday stays, or quick getaways. Long-term RV living isn’t allowed, so this spot is ideal for flexible, recreational use. Please confirm local overnight rules with county staff.
RVs:
  • Great for camping and weekend getaways. Long-term RV living is not permitted. Historically, many locals have used vacant lots for short-term holiday camping, so consider checking with Uintah County to confirm specifics.
Animals/Livestock:
  • Livestock and horses are welcome, perfect for a hobby ranch or small farm. A 0.05‑acre A‑4 parcel allows up to 2 animal units; animals are allowed per county guidelines.

Utilities:

Electricity:
  • Ideal for a solar-only lifestyle, this is an eco-friendly, independent option. Power poles lie about 1,000 ft south along Fort Duchesne–Randlett Road, and nearby homes are served by Moon Lake Electric, so a grid hookup may be possible. Contact them for a quote. Please note that legal access through the Ute tribe is required before permitting or building.
Water:
  • Municipal water isn't readily available; consider a private well for self-sufficiency or haul-in water for off-grid flexibility. Please note that water use and access are managed by the Ute Tribe, so coordinate with tribal authorities before development.
Sewer:
  • This parcel does not have city sewer service and depends on a private septic system, making it suitable for independent, off-grid country living. Septic permits are issued by Tri-County Health. Please be aware that the lot does not have a legal access easement, so coordinate access with the Ute tribe before planning any development.
Utility Misc:
  • There are no known utility or misc easements on this property, ensuring unrestricted use and flexibility for your plans.

Zoning:

Regulations:
  • County Phone #: 435-781-5354
  • Zoning: A4 - Agricultural
  • Zoning Link: Municode Link
  • HOA Name: Not Applicable
  • HOA Link: Not Applicable
  • Title Insured: Yes - Purchased with title insurance for added peace of mind.
  • Transfer Deed Type: Warranty Deed
  • Legal Access: Legal access is not confirmed; please verify access and easements before purchasing. The Ute tribe can issue a letter granting permission to access this parcel.
  • Road Type/Condition: Access is through a rustic, private two-track dirt road that is unmaintained, offering an adventurous rural route that enhances privacy and country charm. This setting is ideal for buyers looking for a peaceful off-grid retreat.
  • Buildable: Property faces hurdles before building; unlikely to get a septic permit due to proximity to the river.
  • Flood Zone: Zone A has a high chance of flooding It usually means you may need flood insurance at higher cost and new buildings should be raised or flood proofed.
  • Legal Descripton:
LOTS 1, 7, & 8, BLOCK 21, RANDLETT TOWNSITE, UINTAH COUNTY, STATE OF UTAH

We do our best to provide accurate information, but mistakes can happen, and regulations can change. Buyers are responsible for conducting their own due diligence and verifying zoning, access, utilities, buildability, HOA/POA restrictions, permitted uses, and any other information important to their purchase. Please confirm your intended use is legal and permitted before buying.

0.86 Acres

Located in Uintah County, Utah, this 0.86-acre property offers the rare opportunity to own land directly on the Uinta River, where mature trees, flowing water, and outstanding privacy create an unforgettable recreational setting. Riverfront properties like this are incredibly hard to find in Utah, making Willow a special place to spend weekends camping, fishing, exploring by ATV, or simply relaxing beside the water while falling asleep to the sound of the river. The parcel includes usable land on both sides of the river, giving you your own private stretch to enjoy without the crowds often found at public recreation areas. Just a few miles upstream sits the legendary Skinwalker Ranch, adding another layer of intrigue to an already unique location. This property is best suited for recreational use, as legal access has not been confirmed and building would be difficult due to the flood zone and other development considerations. If you’ve been looking for an affordable piece of private riverfront land to escape into nature, Willow is a property that’s truly hard to pass up. Purchasing land can be a stressful experience. Mark granted us extra time to make our down payment and honored the 30 day money back guarantee when we opted not to purchase the property. He gave us our money back with zero questions and zero hassle in spite of having the property off the market for nearly four weeks. Having interacted with more than one seller throughout the process of finding a property, Mark stands out with his honorable and moral approach. I can not stress enough how much I appreciate this. Thank you Mark. P.S. To all those would be land owners. When you buy a piece of land, remember it's surrounded by parcels owned by people just like you. We should be able to enjoy the lands we own. If you buy land, work with your neighbors to grant them access. It's all about community.

Land Paradise is amazing! Mark & Cynthia helped me acquire my 1st property and the process was very simple. Throughout the journey I was well informed, treated with kindness and respect. This was an important investment for me and my family to which they’ve been able to help me complete. I am forever grateful and would recommend anyone who’s looking for property to reach out to them. Thank you Land Paradise!

i bought 10 acres from land Paradise and then was hit by a drunk driver i was struggling to make payments on the property Preparing for surgery, I couldn’t make payments on the property. Mark and Cynthia worked with me the last three months and I was able to finally get enough money to pay off the land. Mark and Cynthia had every right to or close but instead worked with me to get me onto my property. I wanna thank Mark so much understanding the difficulties Land Paradise is exactly what it says. Thanks again Mark and Cynthia.

I just bought my first property from Land Paradise! Mark was fantastic, the property was exactly as advertised, beautiful and remote. Mark's directional video and on call support was super helpful in finding the property, he made himself very available for any questions I had and the process was very smooth. Thank you Mark 🙂

When the COVID hit, I decided I needed to get out of town since everyone appeared to have lost their minds. Anyway, I was hesitant about online buying, but it turned out we were neighbors. They had about 2 acres up where I was wanting to move. So it was about 4 hours away and I drove up and spent the night on it and it was beautiful. I was just hoping for some dirt that I can park at RV on and go off grid. Then my rent almost doubled in 2 years. I had to work two jobs just to barely make it. So I decided to move up north early. They went beyond working with me so I wouldn't lose the land during this transition. I had a place to park an RV but I still wanted to to keep the land. Sorry about the quality of the picture it was the only one I could find at the moment. Got my deed a few days ago. Feels good to own land, it's hard to go wrong on land. I've lived off grid for 3 years now, talk about it learning experience. Wouldn't trade this for a condo in Florida. My nearest neighbor is over a mile away.

You never truly see how good a company is until customers and circumstances beyond their control create very difficult situations for them. As for land Paradise they handle these situations with grace. I can't recommend these guys enough.

I was looking to invest in some property in Utah with amazing dark night skies and stargazing as well as ability for some Astro photography and camping. We did a ton of searching, and I’ll be honest it was hard discerning what land was actually for sale versus what was a scam. After reaching out to Mark at Land Paradise, I did a ton of research and verified a lot of things about the property I was looking at and their business in general. Land Paradise had my dream piece of property, and they were so easy to work with! I was definitely an land purchasing newbie, and they were phenomenal about explaining the process, working through my custom payment plan, and making sure that I knew what to do going forward for zoning, taxes, getting to the property, etc. They are such knowledgeable people and insanely helpful. As soon as I paid off the property, I called the Millard County where the land is And they confirmed everything was moved to my name and they’ll be sending me my next tiny little tax bill 😁This whole process was just so freaking easy that I’m still a little bit in shock that I own property now 🤣😂 The property is even more beautiful in person too!!! Thank you!!

Exception to the rule. We're all told that if something seems too good to be true, it probably is - walk away... Every now and again however there are great exceptions to the rule. Land Paradise is just that. We purchased a lot in Green River, UT., online, from 1200 miles away, without meeting the representatives in person - and I admit that I periodically wondered if I had done the wrong thing. When all was said and done however, our experience, using the Land Paradise system was exceptional! Cynthia and Mark have thought through every detail and made thing very clear, direct and responsive. We highly recommend Land Paradise.

I bought my first property with Land Paradise and I felt very welcomed the entire time. This team is on it and I feel like they go the extra mile to help with all the questions I had while other competitors made me feel like I rode the short yellow bus to school. They were with me the entire step of the way, even at strange hours when I had gotten lost out on the road due to Google leading me to some strange road to check out the property. The pricing was better than the competitors in the area, but it was really the service that blew me away, especially with all the stupid questions I probably had, being a first time buyer of land. I would highly recommend this wonderful team if you wanted to buy real estate, especially if you are looking into owning your very first property. They will help you the entire process! Thanks again!

I bought a lot in MODOC county a few years back - and we had such a wonderful experience with Land Paradise - always available to answer our questions and such an easy process for payments and deed transfer as well. We will come back to Land Paradise in the future for our needs when buying our next land.

I was a bit hesitant about buying land online. But after talking with Mark, I got all my questions answered. I'm not to tech savvy so Mark even helped talk me threw the process online. And with the payment option just about anyone can buy their own price of dirt. I'm a big believer that everyone should have a peice of land they can call their own, and they Make it possible.
